FHLB Dallas Announces Affordable Housing Grants For Senior Apartments in Jonesboro, Arkansas

fhlbdallasjoneboroThe Federal Home Loan Bank of Dallas (FHLB Dallas) recently announced the opening of two affordable housing projects for very low-income, elderly residents in Jonesboro, Arkansas.  Benedictine Manor I and II are part of a senior campus located in downtown Jonesboro consisting of two adjacent, two-story buildings with 20 one-bedroom apartments for very low-income seniors.  FHLB Dallas awarded two Affordable Housing Program (AHP) grants totaling $290,876 in 2007 to be used toward the construction of the projects. The funds were awarded through Simmons First Bank of Jonesboro, a FHLB Dallas member financial institution in Arkansas.

"As a proud member of the Federal Home Loan Bank of Dallas, Simmons First Bank of Jonesboro is honored to help facilitate the affordable housing project of Benedictine Manor I and Benedictine Manor II. The construction of this remarkable facility will continue helping the elderly of this community for many years to come," said Barry Ledbetter, president and chief executive officer of Simmons First Bank of Jonesboro.

"Benedictine Manor, the housing element, is another piece to the senior campus," said Brian Rega, director of St. Bernards Village, an affiliate of St. Bernards Village, Inc. "It has always been a priority of our enterprise to be able to offer affordable housing, and that dream has now come to fruition."

NorthStar Realty Finance Shows Q4 2009 Loss Based on Risk Management Moves

NorthStar Realty Finance Corp. (NYSE: NRF) announced its net loss available to common stockholders for the full year 2009 was ($151.2) million, or ($2.16) per share, compared to net income of $609.2 million, or $9.65 per share for the full year 2008.  Net loss to common stockholders for the fourth quarter 2009 was ($165.1) million, or ($2.21) per share, compared to net income of $219.0 million, or $3.47 per share for the fourth quarter 2008.  NorthStar’s performance was affected by increases in its non-performing loans, loss on a discounted payoff and an increase in loan loss provisions of $21 million and a $9 million dollar charge off.  As of December 31, 2009, NorthStar’s net lease portfolio was 91% leased and net lease assets have a 7.5-year weighted average remaining lease term.

David T. Hamamoto, chairman and chief executive officer, commented, "Twelve months ago we forecasted that 2009 would be a difficult year for commercial real estate markets and financial services firms like ours. Given these challenges, our focus throughout the year was on liquidity, managing the right side of our balance sheet and credit risk management. As a result of conservative liquidity management, we retired nearly half of our corporate notes at significant discounts to par and during the fourth quarter extended our bank debt for three years. Additionally, we sold at a gain a portion of our healthcare net lease portfolio which generated net proceeds of $36 million. Our purchases of a significant amount of commercial real estate securities in the first half of 2009 and improving credit spreads allowed NorthStar to generate $74 million of net gains during 2009, partially offsetting increased credit costs relating to our lending assets. We were also able to continue to deliver a consistent quarterly dividend on our common stock."

Mr. Hamamoto continued, "Macroeconomic conditions remain difficult, and we expect a slow recovery from this recession. During 2009 real estate transaction volume was lower than most industry experts predicted, but we are seeing an increase going into 2010. We believe that our initiative to raise capital in the unlisted REIT market coincides nicely with what we believe will be increasing opportunities to make attractive investments in commercial real estate finance assets over the next few years."

Nationwide Health Properties, Inc. Acquires Five Additional On Campus Pacific Medical Buildings

Nationwide Health Properties, Inc. (NYSE: NHP) announced the acquisition of five additional medical office buildings, all located on the campuses of A-rated healthcare systems, from Pacific Medical Buildings LLC, a California limited liability company (“Pac Med”), and certain of its affiliates, as follows:

  • MissionViejo,California. A 65% interest in a joint venture with Mission Hospital Regional Medical Center in a 140,000 square foot facility in Mission Viejo, California for an aggregate of $67.3 million, including the assumption of $48.1 million of debt, $14.2 million of cash and $5.0 million in units of limited partnership interest.
  • Orange,California. A 69% interest in a joint venture with physicians associated with St. Joseph Hospital of Orange in a 130,000 rentable square foot facility in Orange, California for an aggregate of $62.3 million, including the assumption of $50.2 million of debt, $8.1 million of cash and $4.0 million in units of limited partnership interest.
  • Pasadena,California. A 71% interest in a 190,000 square foot facility in Pasadena, California through a joint venture with an entity affiliated with Pac Med, in which NHP contributed $13.5 million of cash to the joint venture and provided a $56.5 million mortgage loan, of which $49.8 million has been funded, and a $3.0 million mezzanine loan. NHP has entered in to an agreement under which it may acquire the remaining interest in the joint venture in the future if certain conditions are met.
  • SanBernardino,California. The remaining 55% interest in an entity affiliated with Pac Med that owns two medical office buildings totaling 130,000 square feet in San Bernardino, California, for $2.6 million of cash and the assumption of $6.2 million of debt.

PMB Real Estate Services, a 50/50 joint venture between NHP and Pac Med, will continue as the property manager for all facilities.
