Dahlin Group Architecture Celebrates SAGE Award For Active Adult Residential Design

090930_Magnolia court Dahlin Group Architecture Planning is celebrating its recent recognition for senior housing design with the receipt of a SAGE (Senior Achievement and General Excellence) Award from the 50+ Housing Council of the Building Industry Association of Southern California.

Dahlin Group received a top honor for the "on the boards" category for Magnolia Courts, an active adult community in La Verne, California that is planned for a September opening. Magnolia Courts includes 101 Craftsman style condominiums in a setting of courtyards, open space and clubhouse amenities.  Designed for Hsientein La Verne Investment, LLC, the project was designed with close consultation with the City of LaVerne, CalTrans and other governmental entities for the 3.28-acre infill site.

Baby Boomers Running Multi-Generational Crash Pads?

A recent survey from VibrantNation.com, an online community for women over 50, shows that the empty nest is turning into boarding houses for various family members. Nearly 2/3 of Boomer women respondents reported that one or more of their adult children have returned home to live and of those adult children, nearly half have brought one or more of their own children along too.

According to the Vibrant Nation survey, Boomer women are dealing with a full house:

  • 63% have an adult child living with them now (only 41% report ever having returned home to live as adults themselves) and most expect their adult child(ren) to remain with them for more than one year.

  • 27% have grandchildren living under the same roof.
  • 13% have parents or in-laws living with them as well.
  • 70% blame the economy as the reason for this outcome.
  • 71% report that living in a multi-generational household makes it harder for them to achieve their personal goals.

“The Recession is making the ‘Empty Nest’ a historical relic, at least for Boomers,” said Stephen Reily, Founder and CEO of VibrantNation.com. “Our research suggests that they are footing the bill for their children, grandchildren and even parents who have moved into their homes and are now assuming multi-generational housing responsibilities that we probably haven’t seen since the Great Depression.”

Emeritus Announces Reports Smaller Q4 Loss Compared to 2008

Emeritus Corporation (NYSE: ESC), a national provider of assisted living and memory care services to seniors, announced its fourth quarter and full year 2009 results that showed a smaller net loss in 2009 of $(53.9) million compared to $(104.8) million in 2008.   Emeritus saw its average monthly revenue per occupied unit improved by 6.8% to $3,648 for the year, and by 4.1% to $3,684 for the fourth quarter and its average occupancy increased 20 basis points to 86.7% for the year, and increased 70 basis points to 87.1% for the fourth quarter.  The small net loss attributable to the decrease in depreciation and amortization of $41.6 million and other charges associated with its discontinued operations and impairment charges.

Granger Cobb, President and Co-Chief Executive Officer, stated, “In 2009, we improved occupancy, revenue per unit, and cash flows despite a difficult economy, underscoring the need-driven fundamentals of our business. As we enter this year, we are energized by the meaningful opportunities to drive further improvements in operating results throughout our existing portfolio, as well as through select acquisitions.”
