amar 013 Thinking about retiring in Mexico?   How about developing senior housing and living product south of the border?  The opportunities exist but major challenges remain to make retiring south of the US border a slam dunk.  A group of business executives known as AMAR held a conference in San Antonio this past weekend to promote development of senior living in Mexico.  The group consisted of consumers, marketing professionals, real estate developers and various finance professionals and had sessions for both business representatives and consumers.  The conference was primarily spoken in Spanish with translation to English as the majority of attendees were from Mexico.  Some of the key take aways from the conference were:

  • All owners and operators consistently stated that costs are 50-60% less in Mexico than in the US or Canada for physical development & final costs.  This was a consistent subject when listening to different developers in all parts of Mexico. 
  • Healthcare solutions exist at various price ranges throughout the country including coverage for catastrophic emergencies depending on Visa status
  • Most developments are for independent living (i.e.  homes and fractional residences)
  • Proximity to Airports and Border are critical.
  • Safety.  Despite the press, retirement in Mexico remains safe.  Presenters stated that the conflict exists between the druglords and the federales / police, not the retirees.
  • Some developers are repositioning their properties as retirement locations rather than second home destinations.  Sales pitch is still resort lifestyle with CCRC type of amenities.

Betty White Ignites Saturday Night Live Ratings

For those of you who stayed in Saturday night, hopefully you caught the “senior special” on Saturday Night Live.  SNL had some of its highest ratings since the 2008 presidential elections with its 88 year old host, Betty White.  During her opening monologue, White talked about generational differences (not knowing what Facebook was). The clip below shows White being interviewed by Tina Fey regarding the US Census.  Kudos to Betty White who now is the unofficial spokesperson for being “cool” at 88 years old.  Rumor has it she was out partying with the cast until 3 in the morning.

Lancaster Pollard Closes $11 Million New Construction Assisted Living Facility in Nebraska

Lancaster Pollard recently announced the closing on an $11.7 million financing to build a 63-unit assisted living facility at Tabitha Nursing and Rehabilitation Center in Lincoln, Neb. Tabitha is the first nonprofit to finance new construction under the streamlined HUD LEAN processing system of the Federal Housing Administration’s Section 232 mortgage insurance program for senior living and care providers. Only five such new construction projects have been completed via LEAN processing nationwide.

Tabitha was founded in 1886 and delivers a comprehensive system of rural and urban health care to seniors in a 29-county area of southeast Nebraska. The new facility will be financed with a taxable loan insured by the FHA Section 232 program. It will offer 63 units of memory care and assisted living along with an underground parking garage. This project is part of Tabitha’s larger master plan. As part of the structuring, Lancaster Pollard suggested that smaller projects, including the acquisition of a nearby assisted living facility, nursing home renovations and new Green House construction, be financed with tax-exempt bonds underwritten by Smith Hayes, a local broker-dealer.

“Financing the assisted living facility with FHA mortgage insurance protects Tabitha’s overall credit profile because the debt is non-recourse to the community organization,” said Quintin Harris, Lancaster Pollard vice president, who was the lead banker on the transaction. “As such, Tabitha simultaneously funded other projects working with local investors, keeping community involvement in the project. Further, we estimate that Tabitha will save over $300,000 annually using a FHA-insured funding strategy as compared to a traditional fixed-rate bond issue.” The interest rate on the debt is fixed for the life of the 40-year term.

Five Star Quality Care Q1 2010 Revenues Higher, Occupancy lower

Five Star Quality Care, Inc. (NYSE Amex: FVE) last week announced its financial results for the quarter ended March 31, 2010 that showed revenues for the first quarter of 2010 increased 5.6% to $310.3 million from $293.8 million for the same period last year.  FVE’s net income from continuing operations for the first quarter of 2010 was $4.3 million compared to $25.1 million for the same period last year. Net income for Q1 2010 was down compared to 2009 due to extraordinary items that included a $25.1 million gain on extinguishment of debt and other gains during Q1 2009.

Operating Highlights Include:

  • Senior living occupancy for the first quarter of 2010 was 86.2% compared to 86.7% for the same period last year.
  • Senior living average daily rate for the first quarter of 2010 increased by 2.8% to $149.09 from $145.07 in the same period last year and increased by 3.1% from $144.64 in the fourth quarter of 2009.
  • The percentage of senior living revenue derived from private and other resources for the first quarter of 2010 increased to 70.0% from 69.4% for the same period last year.
